Each year Corcoran Consulting Associates (our hired assessors) divide the Town into sections to perform house/property inspections.   This is mandatory within a 5-year period by State RSA. 

The Holderness Assessing Office has completed an update of all property assessment values for the tax year as of April 1, 2023.  The goal of the property revaluation was to have all properties town wide be assessed as close to 100% of fair market value as possible, in order to assure the equitable assessment of property taxes.  

The last revaluation was done in 2021.  As we found in previous revaluations, the sale prices in the last two years have continued to increase.  The statistical update was performed by the Town’s Assessing Agents, Corcoran Consulting Associates. The updated values were set using actual sales data from 04/01/2022 to 09/25/2023, approximately 58 transactions.  The sales used are available on the Town website. 

The end result is an increase in the Town’s overall assessed value of 42.5% (from $978,872,384 to $ 1,394,615,669 net valuation).

 A breakdown on the average property adjustments by category is as follows:

  • Single Family Homes without waterfront   +36%
  • Single Family Homes with waterfront        +47%
  • Park Models                                              +55%
  • Commercial Improved                               +19 to 22%
  • Vacant land                                               +52

Keep in mind that these are averages.  Not all properties and/or property types changed the same.  

The first thing folks should do when they receive their tax bill is to ask, “could I really sell my property for that amount?”.  We encourage you to look at some real estate booklets to get a better idea what prices are for similar properties.  The second thing folks can do is check their property record card available online. 

If you see any errors on the property record card, or if you are of the opinion that your new value is over-assessed, we invite you to contact the Assessing Office.  If you are still not satisfied after further investigations, everyone is entitled to apply for an abatement – the deadline for filing an abatement is March 1, 2024.
